Industrial users prioritize how quickly a node can serve demand; not just how much it can store. Winning sites feature:

  • Yard geometry that prevents bottlenecks and reduces dwell
  • The right dock-door count, cross-dock options, and buffer space for peaks
  • Surge playbooks prepared in advance (not ad-hoc fixes at the gate)

Power & Sustainability (baseline, not bonus)

Electrification, automation, and ESG goals make power a gating factor. Tenants look for:

  • Verified available kW today and a credible expansion path
  • EV/charger readiness and, where viable, solar integration
  • Energy visibility: sub-metering and dashboards teams actually use

People & Safety (the retention engine)

Labor access and safety culture drive day-to-day reliability. Best-in-class operations emphasize:

  • Commute mapping across shifts and realistic coverage plans
  • Safe, well-lit yards, clean walk paths, and consistent PPE standards
  • Training that augments teams with automation (not replaces them)

Data & Visibility (from scans to decisions)

Real-time visibility is table stakes; actionable visibility keeps ETAs honest. Operators standardize:

  • Event scans at dock, yard, and border
  • API-first connectivity across WMS/TMS/ERP
  • Exception playbooks tied to alerts (who acts, and within how many minutes)
